Methodology

Data source. Two first-party datasets compiled by Bennyz Realty LLP, a 27-year Kottayam-district agency: (1) current asking rates from our live property listings, and (2) verified sold closing prices from completed transactions and broker-network comparables.

How ₹/cent is computed. For every property we divide price by land area in cents (1 cent = 1/100 acre ≈ 435.6 sq ft). Asking ₹/cent = listed price ÷ land; sold ₹/cent = confirmed closing price ÷ land. Figures are gross (land plus any structure), so read them as an upper bound on bare-land value. Per town we report the min–max range and the median.

Sample sizes. This edition covers 11 towns from 33 live listings and 34 verified sold comparables. Low-count towns are labelled with their sample size — read them as indicative, not definitive.

Update cadence. Regenerated automatically every 12 hours from the live database; the "Last updated" date reflects the most recent rebuild.
