Methodology

Data source. Two datasets compiled by Bennyz Realty LLP, a 27-year Kottayam-district agency: (1) current asking rates from our own live property listings (first-party), and (2) sold closing prices from verified broker-network comparables cross-checked by Bennyz Realty.

How ₹/cent is computed. For every property we divide price by land area in cents (1 cent = 1/100 acre ≈ 435.6 sq ft). Asking ₹/cent = listed price ÷ land; sold ₹/cent = confirmed closing price ÷ land. Figures are gross (land plus any structure), so read them as an upper bound on bare-land value; the bare-land guide column gives our confirmed empty-plot ranges.

Sample sizes. This edition covers 12 towns from 45 live listings and 43 verified sold comparables. Towns with fewer than 3 data points carry a † on their median — read those as indicative, not definitive. Implausible outlier rates (below ₹0.5L/cent, usually data-entry errors) are excluded automatically.

Update cadence. Regenerated automatically every 12 hours from the live database; the "Last updated" date reflects the most recent rebuild.
